The guide
Bur Dubai is the old city on the creek's southern bank, the souks, the wind-tower houses and the museums that the tour buses come for, and behind them the working districts where a large part of the city's population lives in rented flats. Most of it is not for sale to most buyers; a small number of freehold buildings on its edges are, and they trade as some of the most central homes in Dubai.
The district lies along the creek between the port and the Al Jaddaf shore, with Deira across the water, the World Trade Centre and Downtown a short run and the airport close. Its old quarter of souks, museums and restored houses sits on the creek; its residential districts of mid-rise buildings, offices and hospitals run inland from it; and the freehold buildings sit at its edges, near the Metro stations and the creek.
Apartments in a small number of freehold buildings, most of them recent, from studios to family layouts. The rest of the district's flats are let, not sold, and are among the city's best value to rent.
Buyers who want to own at the centre of the old city, near the creek, the Metro and the airport, at prices below Downtown. People who work in the old city, the ministries or the hospitals. Tenants who want a central flat at an old-city rent.
It suits people less well who want a neighbourhood built for cars, a beach, or new-build polish.
The freehold buildings are few enough that each trades on its own record, and the tables on this page should be read building by building; every building has its own page with what its layouts actually fetched. Off-plan is small and is kept apart from resales. For tenants, the official index caps a renewal while a new lease follows the market.
