Living in Dubai Silicon Oasis

Dubai Silicon Oasis is a technology free zone with a suburb attached, on the Al Ain road side of the city, and the suburb is the part most people mean. It has a mall, schools, a hospital, villa neighbourhoods and a great many mid-rise apartment buildings, and it offers a settled, self-contained life at prices well below the coast, a short drive from the airport.

The place

The district lies along the Dubai to Al Ain road with Academic City and Dubai Land Residence Complex on one side and the older districts of the east on the other. The free zone's offices and the university sit at its centre; the villa neighbourhoods, two of them, sit at its quieter edge; and the apartment buildings, from the district's first to the latest towers by the city's volume developers, fill the plots between. The mall serves the district and its neighbours, and the roads inside are wide and calm.

What you get

Apartments, from studios to family layouts, in buildings that range widely by developer and age; villas and townhouses in the two villa neighbourhoods, in the developer's standard layouts and now mature. The apartment buildings are the volume and differ in finish and management; the villa neighbourhoods trade as settled markets.

Who it suits

Families who want a villa with a school inside the district at a price the western suburbs cannot match, and who work at the airport, the free zone or the eastern side of the city. Tenants and buyers of apartments for the same reasons. Investors in the apartment buildings, whose yields have been steady.

It suits people less well who work at the Marina end of the city, or who want public transport.

Buying and renting here

The register separates the villa neighbourhoods from the apartment buildings and this page shows both; every building and project has its own page with what its layouts actually fetched. Buyers of apartments should read the owners' association and the service charge before the price. Off-plan launches continue on the district's last plots and are kept apart from resales here. For tenants, the official index caps a renewal while a new lease follows the market.
