The guide

Living in Al Sufouh

Al Sufouh is the coast between the Marina and Umm Suqeim, the stretch with the Palm's gateway, the universities' campus and the resorts along the beach, and most of it is not for sale. A few residential buildings on its inland edge, near Media City and the Palm's approach, are, and they trade as well-placed flats for anyone who works in the free zones or wants the Palm without the bridge.

The place

The district lies along Al Sufouh Road between the Marina and Umm Suqeim, with the beach resorts on its seaward side, Media City, Internet City and the campus on its inland side and the Palm's gateway at its centre. Its residential buildings sit near the free zones and the gateway, mid-rise and high-rise, with the tram along the road and the Metro's stations a short walk beyond.

What you get

Apartments from studios to large layouts in a small number of buildings, several of them serviced, with the Palm and the sea in the windows of the better ones. There are no villas for sale.

Who it suits

People who work in the free zones or on the Palm and want to be minutes from both. Tenants who want the coast at the district's rents. Owners who intend to let to the same people.

It suits people less well who want a neighbourhood, green, or a school in reach.

Buying and renting here

The residential buildings are few enough that each trades on its own record, and the tables on this page should be read building by building; every building has its own page with what its layouts actually fetched. Off-plan is small and is kept apart from resales. For tenants, the official index caps a renewal while a new lease follows the market.
