The guide
Dubai Waterfront was the master developer's largest plan, a city on the coast beyond Palm Jebel Ali that the slump reduced to a small community of villas, townhouses and apartments near the port. What was built is settled, green and quiet, with the free zone and the port beside it, and it trades as some of the most affordable villas on that side of the city.
The community lies on the coast beyond the port and the free zone, reached from Sheikh Zayed Road, with Palm Jebel Ali's approach on one side, the port's quarters on another and the Marina a long run up the coast. Its neighbourhoods are loops of villas and townhouses around parks and pools, with low-rise apartment buildings beside them and a small retail centre; the plan's remaining land lies empty around it.
Villas and townhouses in the developer's layouts, now mature, with gardens; and apartments in the low-rise buildings, plainly built and well let. The community is small and its market is thin.
Families who work at the port or the free zone and want a villa with a garden at a modest price minutes from the desk. Tenants for the same reasons. Buyers who want an established community rather than a plan, and do not mind the distance.
It suits people less well who work in the city, who need public transport, or who want a neighbourhood with a high street.
The community's houses and flats trade on their own records, neighbourhood by neighbourhood, and the tables on this page show what each layout has actually fetched. The register files a house sold with its plot against the plot, and this page reads those sales correctly. There is little off-plan here. For tenants, the official index caps a renewal while a new lease follows the market.
