At a glance
The guide
Arabian Ranches 2 is the middle Ranches: Emaar's second phase across the road from the original, built a decade later with newer villa and townhouse layouts, its own school and its own gate, and now as settled as its elder. It offers the Ranches' way of life in a newer house, and it trades as one of the busiest villa markets on the desert side of the city.
The community lies on Al Qudra Road opposite the original Ranches, with Reem, Mudon and Serena beside it and Arabian Ranches 3 further along the road. Its named neighbourhoods of villas and townhouses sit on quiet loops around parks and pools, with a community centre carrying the supermarket and the cafes and a school inside the gate. The trees have grown in and the community reads as finished.
Villas and townhouses in the developer's layouts of the community's era, from compact townhouses to large villas on internal streets and larger plots at the edges, with gardens; some have been extended or refitted by their owners. There are no apartments.
Families who want an established villa community with a school inside the gate and neighbours who stay, in a newer house than the original Ranches offers, and who will pay the Ranches' prices. Tenants for the same reasons, of whom there are many. Buyers who want a house to live in rather than a plan.
It suits people less well who want new-build finish, an apartment, or the belt's lowest prices, which the younger communities further out now offer.
The community's houses have a deep record on the register, neighbourhood by neighbourhood, and the tables on this page show what each layout has actually fetched. The register files a house sold with its plot against the plot, and this page reads those sales correctly. There is no off-plan here. For tenants, the official index caps a renewal while a new lease follows the market, and the gap here has been wide.
