Living in Bluewaters

Bluewaters is the island with the observation wheel, built by Meraas off the beach at the Marina's end, with a set of residential buildings around a retail promenade, two hotels and a footbridge to the beach at JBR. It is small, finished, expensive, and one of the few places in the city where a flat looks at the open sea on one side and the whole Marina skyline on the other.

The place

The island lies off the coast at the end of JBR, reached by a bridge from the beach road and by the footbridge from the beach, with the wheel at its seaward tip, the hotels beside it and the residential buildings around the retail promenade at its centre. The promenade carries the restaurants and the shops; the beach and the Marina are a walk across the bridge.

What you get

Apartments only, from one-bedroom flats to large penthouses, in a set of numbered buildings by one developer with one standard of finish, differing by position: sea-facing, Marina-facing, or over the promenade. A small number of townhouses sit among them.

Who it suits

Buyers who want a finished, walkable island with the sea and the Marina at the door and are paying for it knowingly. Owners who intend to let, because the island's furnished and short-stay market is among the deepest in the city. Buyers from abroad for whom the wheel in the window is the point.

It suits people less well who want space for the money, quiet from visitors, or a school in reach.

Buying and renting here

The buildings share a standard, so position is the whole of the price, and the register shows it: the tables on this page and the building pages beneath it list what each building's layouts actually fetched. There is no off-plan here. Service charges are at the top of the city's range. For tenants, the official index caps a renewal while a new lease follows the market.
