Dubai Design District is the creative quarter beside Business Bay, a set of office buildings for the region's designers, fashion houses and studios around a promenade on the creek's inland waters, with a residential quarter added at its edge. It is walkable, well designed and minutes from Downtown, and its flats trade as some of the more distinctive homes on that side of the city.

The place

The district lies between Business Bay and Ras Al Khor Road, with the creek's inland waters on one side, Downtown a short run and the wildlife sanctuary nearby. Its office buildings stand around a promenade with cafes, galleries and the district's events; the residential quarter, mid-rise buildings around courtyards by the district's developer, sits at its edge with the water at the door.

What you get

Apartments from studios to family layouts in a small number of mid-rise buildings by one developer, consistently finished, with the water and Downtown's skyline in the windows of the better ones. There are no villas.

Who it suits

People who work in the district or in Business Bay and want to walk to the desk. Buyers who value design and a walkable quarter over space. Owners who intend to let to the same people.

It suits people less well who want a school in reach, green beyond the promenade, or the most space for the money.

The residential buildings are few enough that each trades on its own record, and the tables on this page should be read building by building; every building has its own page with what its layouts actually fetched. Off-plan is small and is kept apart from resales. For tenants, the official index caps a renewal while a new lease follows the market.
