The guide

Living in Downtown Jebel Ali

Downtown Jebel Ali is a strip of towers along Sheikh Zayed Road at the city's western end, planned as a linear district between the port and Dubai Investment Park and built plot by plot by several developers. It has a Metro station on its edge, the free zone and Expo City within a short run, and prices that belong to the far suburbs.

The place

The district lies along Sheikh Zayed Road beyond Jebel Ali Village and the port, with Dubai Investment Park behind it, the Metro's stations on the highway and Expo City and Dubai South a short drive south. Its towers stand in a line along the highway with retail at their feet; some are lived in, some are hotels or offices, and some plots are still being built.

What you get

Apartments only, from studios to family layouts, in towers that vary by developer in finish, management and parking, several of them facing the highway and the port. Hotel apartments sit among the ordinary towers.

Who it suits

Tenants and first-time buyers who work at the port, the free zone, Expo City or the south and want a new flat with a Metro station at the door at a modest price. Investors, whose yields here have been competitive.

It suits people less well who want a neighbourhood, green, quiet from the highway, or a short run to the centre.

Buying and renting here

The building is the decision and the register is the way to make it: the tables on this page and the building pages beneath it show what each building's layouts actually fetched. Off-plan launches continue and are kept apart from resales here. For tenants, the official index caps a renewal while a new lease follows the market.
