Barsha Heights is the dense district behind Media City that the city still calls by its old free-zone name, a grid of mid-rise and high-rise buildings, hotels and offices with a Metro station at its edge and the Mall of the Emirates, the Marina and the free zones all within minutes. Most of its flats are let; a few of its buildings are for sale, and they trade as some of the best-placed affordable homes in the city.

The place

The district lies between Sheikh Zayed Road and Al Barsha, with Media City and Internet City on one side, the mall on another and the Marina a short run. Its buildings stand close together on a grid with retail and restaurants at street level; the Metro station on the highway edge is a walk from most of them, and the district's own cafes and supermarkets carry the everyday.

What you get

Apartments from studios to family layouts in a small number of freehold buildings among a district of rented ones, most of them mid-rise, plainly built and well let. Hotel apartments sit among them.

Who it suits

Tenants and buyers who work in the free zones, the mall or the Marina and want to walk to the desk and the train at a modest rent. Investors, whose yields here have been among the stronger near the Marina.

It suits people less well who want green, quiet, space, or a building with a pool of its own.
