The guide

Living in Expo City

Expo City is what the world's fair left behind: a district of pavilions, parks, offices and, now, homes on the city's southern edge, kept as a place rather than dismantled, with the Metro's terminus inside it and Dubai South and the airport around it. Its residential buildings are among the newest in the city and its promenades among the best kept.

The place

The district lies at the end of the Metro's southern line beside Dubai South, Jebel Ali and Dubai Investment Park, with the airport a short drive. The fair's central plaza, its pavilions and its gardens are the district's heart, with restaurants, museums and events; the residential quarters sit along its edges, mid-rise buildings and townhouses around parks, some lived in and some still being built.

What you get

Apartments from studios to family layouts in mid-rise buildings, and townhouses in the newer quarters, all by one master developer and consistent in finish. Nearly all of it is recent and much is still handing over.

Who it suits

People who work at Expo City, the airport, the free zones or Dubai South and want a new home in a district with parks, a promenade and a train. Families who want a new flat or townhouse in a place designed to be walked. Investors taking the long view on the south.

It suits people less well who work in the centre or want an established neighbourhood.

Buying and renting here

The register here is largely a record of off-plan resales, and this page keeps them apart from the sales of finished homes; as buildings hand over, their own pages will carry their recorded prices. Buyers off-plan should know the handover date and the payment plan remaining. For tenants, the official index caps a renewal while a new lease follows the market.

Questions people ask

Expo City, answered from the register

How much does it cost to buy in Expo City?

Over the last three years, 45 completed homes changed hands in Expo City at a median of AED 14,193,000 — AED 1,568 a square foot. Off-plan launches are counted separately: 1,412 in the last year at a median AED 2,122 a square foot. Every figure is a transfer registered at the Dubai Land Department, not an asking price.

How many buildings are there in Expo City?

25 buildings in Expo City carry a recorded sale history — 23 apartment buildings and 1 villa project. Each has its own page with every registered price, and 1 of them have enough recent resales to be ranked by price per square foot.

Is Expo City still being built?

Of the 580 sales registered in Expo City in 2023, 569 were off-plan purchases from a developer and 11 were resales of finished homes — a community still being built out. The register has 4,204 sales for Expo City since 2023.

Where these numbers come from. Sale prices are the Dubai Land Department’s transaction register, read from the Dubai Data Exchange — what buyers actually paid, recorded at transfer. Mortgage registrations, gifts and developers’ own filings are excluded, and medians are used so one unusual sale cannot move the number. Sales through 3 Sept 2026.
