At a glance
The guide
Dubai Studio City is a free zone for film and television production on the Dubailand side of the city, beside Motor City and Arabian Ranches, whose residential plots have filled with mid-rise apartment buildings from a range of developers. It is small, quiet and affordable, and it sits a short drive from the schools and the shops of the communities around it.
The district lies along Sheikh Mohammed bin Zayed Road with Motor City on one side, Arabian Ranches across the highway and Sports City nearby. Its studios and offices sit at its centre; the apartment buildings, mid-rise, line its residential streets with retail at ground level; and the communities around it supply the schools, the malls and the parks. Some plots are still being built.
Apartments only, from studios to family layouts, in buildings that vary by developer in finish, management and parking. Several face the golf courses of the communities beside it.
Tenants and first-time buyers who want a new flat with a pool at a modest price near Motor City's and the Ranches' schools. People who work in the studios or the free zones nearby. Investors, whose yields here have been steady.
It suits people less well who want an established high street, public transport or a short run to the centre.
The building is the decision and the register is the way to make it: the tables on this page and the building pages beneath it show what each building's layouts actually fetched. Off-plan launches continue and are kept apart from resales here. For tenants, the official index caps a renewal while a new lease follows the market.
What it costs to buy
Completed resales over the last three years, by layout — the registered price and the registered floor area. Off-plan launches are counted separately and never folded in.
| Layout | Typical size | Median price | Mean price | Per sq ft | Sales |

Over the last 12 months, 493 completed homes changed hands in Dubai Studio City at a median of AED 599,260 — AED 1,392 a square foot, up 8% on the year before. Off-plan launches sit beside that figure, not inside it: 1,005 in the last year at AED 1,519 a square foot.
