Living in Jumeirah Golf Estates

Jumeirah Golf Estates is the city's golf community proper: two championship courses, one of which hosts the tour's season finale, with villa neighbourhoods on their fairways, a clubhouse, and in the later phases apartments and townhouses at the community's edge. It sits on the Sports City side of the city with its own Metro station on the line to Expo City, and it trades as the top of the inland villa market.

The place

The community lies between Sheikh Mohammed bin Zayed Road and the line to Expo City, with Sports City, Production City and Victory Heights nearby and the Marina a short drive. Its villa neighbourhoods, named, sit on the fairways of the two courses on quiet loops, with the clubhouse and its restaurants at the centre; the apartment and townhouse quarters sit at the community's edge near the station. A school is planned; the Sports City schools are next door.

What you get

Villas on the fairways, from family houses to very large golf-front homes, many built or rebuilt by their owners; townhouses in the later neighbourhoods; and apartments in the mid-rise buildings at the edge. The fairway villas are the community's market; the rest is its entry point.

Who it suits

Golfers, first. Families who want a large house on a course with a club at the centre, and will pay for it. Buyers who want a plot to build on, which the community still offers. Buyers of the apartments and townhouses who want the address at a lower price.

It suits people less well who want a walkable high street, quiet from the tournament week, or the most space for the money.

Buying and renting here

The villa neighbourhoods trade on their own records, and a buyer reads the plot, the course frontage and the house's condition more than the layout; the register files a villa sold with its plot against the plot, and this page reads those sales correctly. The apartments and townhouses trade as a separate market, with off-plan resales kept apart from finished sales. For tenants, the official index caps a renewal while a new lease follows the market.
