Living in Villanova

Villanova is Dubai Properties' townhouse community on the desert side of the city, beside Arabian Ranches 3, built in Mediterranean-styled phases around parks and a community centre. It offers the townhouse life of the Ranches at a lower price, with the same drive, and its later phases have made it one of the busier markets for new townhouses in the belt.

The place

The community lies off Sheikh Mohammed bin Zayed Road and Al Qudra Road with Arabian Ranches 3 beside it, Dubai Land Residence Complex and the Al Ain road on another side and Mudon and Town Square a short drive. Its named phases are loops of townhouses around parks and pools, with a community centre carrying the supermarket and the cafes; the earlier phases are settled and green and the later ones are handing over.

What you get

Townhouses in the developer's standard layouts, in phases that differ by age and position, and a smaller number of villas in the later phases. There are no apartments. Finish is consistent within each phase; position on a park or a quiet end of a loop decides the rest.

Who it suits

Families who want a new townhouse with a garden and a park at a price below the Ranches, and who will accept the drive. Tenants for the same reason. Investors in the townhouses, whose yields have been steady.

It suits people less well who work in the centre, who need public transport, or who want an established neighbourhood today.

Buying and renting here

The community's uniform stock gives the register a clean record, and the tables on this page show what each layout has actually fetched, phase by phase. Off-plan resales in the later phases are kept apart from resales of finished houses. The register files a house sold with its plot against the plot, and this page reads those sales correctly. For tenants, the official index caps a renewal while a new lease follows the market.
