The guide

Living in Al Satwa

Al Satwa is the old low-rise district between Sheikh Zayed Road and Jumeirah, the one with the tailors, the cafeterias and the streets the city walks in, and for most of its life it was let, not sold. A master developer has since laid a freehold plan across part of it, a garden city of mid-rise plots behind the highway's towers, and the buildings going up on those plots trade as some of the most central new homes in Dubai.

The place

The district lies between Sheikh Zayed Road and Al Wasl Road, with the World Trade Centre and DIFC at its Downtown end, Jumeirah's beach a short drive and the old city beyond. Its old quarter of low buildings and busy streets remains; the freehold plan, a grid of mid-rise plots with parks between them, sits behind the highway's towers, and its buildings, by many developers, are going up plot by plot.

What you get

Apartments from studios to family layouts in new mid-rise buildings by a wide range of developers, with finish and management varying accordingly. The old quarter's flats are let, not sold.

Who it suits

Buyers who want a new flat minutes on foot from DIFC and the trade centre, at prices below Downtown's. Owners who intend to let to the people who work there. People who want the old district's life with a new building's comforts.

It suits people less well who want a finished neighbourhood, green, or quiet from construction.

Buying and renting here

The register here is largely a record of off-plan resales, and this page keeps them apart from the sales of finished flats; as buildings hand over, their own pages will carry their recorded prices. Buyers off-plan should know the developer's record. For tenants, the official index caps a renewal while a new lease follows the market.
