Living in The Springs

The Springs is Emaar's townhouse community around a set of lakes near the Emirates Golf Club, the community that, with Arabian Ranches, taught the city's families to live in a townhouse with a garden. Its numbered neighbourhoods have had two decades to grow their trees, its school is one of the city's established ones, and it remains the standard against which the newer townhouse communities are measured.

The place

The community lies between Sheikh Zayed Road and Al Khail Road, with the Meadows' larger villas beside it, the Lakes and the Greens across the water and the Marina and the free zones a short drive away. Its neighbourhoods, each known by a number, are loops of townhouses around lakes and parks with pools in each; the souk at the centre carries the supermarket and the cafes, and the school sits inside the gate.

What you get

Townhouses in the developer's original layouts, from compact to large, with gardens, and many of them extended or refitted by their owners over the years; the register records the difference between an original and an upgraded house. There are no apartments and no villas of the Meadows' size.

Who it suits

Families who want an established townhouse community with mature trees, a school inside the gate and a short run to the Marina, and who will pay for the position. Tenants for the same reasons, of whom there are many. Buyers who want a house to live in rather than a plan to wait for.

It suits people less well who want new-build finish, a large villa or the lowest price for a townhouse.

Buying and renting here

The community's houses have a deep record on the register, neighbourhood by neighbourhood, and the tables on this page show what each layout has actually fetched. The gap to read is between original houses and rebuilt ones, and between lake-facing plots and internal ones. The register files a house sold with its plot against the plot, and this page reads those sales correctly. There is no off-plan here. For tenants, the official index caps a renewal while a new lease follows the market, and the gap here is wide.
