The guide
Zabeel is the district between the old city and Downtown that the city's rulers made their own: the palaces, the park and the ministries sit here, and for a long time nobody else did. A few residential developments have since opened its edges to the rest of us, among them a set of towers beside the park and, on the district's Downtown side, one of the city's newest landmark towers, and they trade as some of the most central addresses in Dubai.
The district lies along Sheikh Zayed Road between Bur Dubai and Downtown, with the park, one of the city's largest, at its centre, the palaces behind it and the World Trade Centre and DIFC a short walk on the Downtown side. Its residential developments are few and distinct: the towers beside the park, the landmark development at the district's edge and a handful of buildings near the trade centre. The Metro runs along its highway edge.
Apartments only, in a small number of developments that differ widely: the park-side towers, family-sized and settled; the landmark development, at the top of the city's market; and the buildings near the trade centre. There are no villas for sale.
People who want to live at the centre of the city with the park at the door, the old city on one side and DIFC on the other, and who value that position over space or newness. Buyers of the landmark development for whom the address is the point.
It suits people less well who want a neighbourhood, a school in reach, or the most space for the money.
The developments here are few enough that each trades on its own record, and the tables on this page should be read development by development; every building has its own page with what its layouts actually fetched. Off-plan has been small and is kept apart from resales. For tenants, the official index caps a renewal while a new lease follows the market.
