The guide
Living in Al Safa
Al Safa is the district around the city's oldest large park, between Jumeirah's villa streets and the canal that now runs beside it, and most of its houses may be owned only by citizens. But a set of developer-built towers on the canal's bank has opened the district's edge to everyone, and they trade at the top of the city's market for the view of the park, the water and the skyline behind them.
The place
The district lies between Al Wasl Road and Sheikh Zayed Road, with the park at its centre, the canal along its edge, Jumeirah's beach a short drive and Downtown and Business Bay across the water. Its villa streets are the district's fabric; its freehold towers stand on the canal's bank beside the park, with the canal promenade at their feet and the park's lawns and lake across the road.
What you get
Apartments in a small number of developer-built towers on the canal, from one-bedroom flats to large layouts and penthouses, with the park and the water in the windows; and villas on the district's streets, most not for sale to most buyers.
Who it suits
Buyers who want a new flat with the park at the door and Downtown across the water, at the top of the market. Owners who intend to let to the same people. Families who want the park and the schools of Jumeirah and Al Safa.
It suits people less well who want space for the money or an established neighbourhood of apartments.
Buying and renting here
The towers are few enough that each trades on its own record, and the tables on this page should be read building by building; every building has its own page with what its layouts actually fetched. Off-plan resales in the newer towers are kept apart from finished sales. For tenants, the official index caps a renewal while a new lease follows the market.
