Living in Al Barsha

Al Barsha is the district around the Mall of the Emirates, and it has three parts that share a name and little else: a dense quarter of apartment buildings and hotels beside the mall, villa streets behind it that citizens own, and a southern belt of freehold communities and schools that the city knows by their own names. A handful of freehold buildings in the first part are what this page is about.

The place

The district lies inland from Sheikh Zayed Road between Al Sufouh and Al Quoz, with the mall and its Metro station at its centre, Barsha Heights and the free zones on one side and the southern belt of Arjan, Science Park and the Villages on the other. Its apartment quarter beside the mall is busy, walkable and full of restaurants; its villa streets are quiet and mostly not for sale; its schools are among the city's largest.

What you get

Apartments from studios to family layouts in a small number of freehold buildings in the mall quarter, among a district of rented ones; and villas on the district's streets, most not for sale to most buyers.

Who it suits

Tenants and buyers who want to walk to the mall, the Metro and the free zones at a modest price. Families with children at the district's schools. Investors, whose yields here have been steady.

It suits people less well who want green, quiet, or a building with a pool of its own.
