The guide

Living in Jumeirah

Jumeirah is the coast the city grew up on: the beach road, the low villas behind it, the mosque, the fishing harbour, and a way of life that was Dubai's before the towers. Most of its villas may be owned only by citizens. But a developer-built quarter on its harbour, a set of low-rise buildings in a Mediterranean style around a marina and a beach, has opened the district to everyone, and it trades as one of the most sought-after addresses on the coast.

The place

The district lies along Jumeirah Beach Road between the port and Umm Suqeim, with Al Wasl Road behind it, City Walk and Downtown a short drive and the beach along its whole length. Its villa streets, numbered and quiet, are the district's fabric; its developer quarter sits on the harbour at the district's port end, low-rise, walkable, with its own beach, marina, promenade, shops and restaurants; and the beach road carries the district's cafes.

What you get

Apartments in the developer quarter, from studios to large layouts, in low-rise buildings with pools and the marina and the beach at the door; and villas on the district's streets, most not for sale to most buyers. The quarter is the district's freehold market.

Who it suits

Buyers who want to live on the coast in a low-rise, walkable quarter near Downtown and the old city, at the top of the market. Owners who intend to let, because the quarter's furnished and short-stay market is deep. Families who want the beach and the district's schools.

It suits people less well who want space for the money, or a quiet distance from the quarter's visitors.

The developer quarter trades as one market and the register's tables on this page show what its layouts actually fetched, with every building's own page beneath. Off-plan resales in the quarter's later phases are kept apart from finished sales. For tenants, the official index caps a renewal while a new lease follows the market.
