The guide
Jumeirah Village Triangle is the Circle's quieter sibling across Hessa Street: the same developer, the same idea of villas and townhouses around parks with apartments at the edges, on a smaller and more settled plan. It has fewer cranes, more trees, two schools and a reputation among the families who live there for being the better place to raise children on this side of the city.
The community lies between Al Khail Road and Sheikh Mohammed bin Zayed Road, with Hessa Street and the Circle on one side and Jumeirah Park and the lakes on the other. Its districts are numbered, and the inner ones hold the villas and townhouses on quiet loops around parks; the apartment buildings, mid-rise and increasingly taller, sit along the community's main roads and edges. A community centre carries the shops and the cafes.
Villas and townhouses in the developer's original layouts, now mature, with gardens; and apartments from studios to family layouts in buildings that vary by developer. The villa districts are the community's core and its settled market; the apartment buildings are its newer volume.
Families who want a villa or townhouse near the Marina end of the city with schools inside the gate and neighbours who stay. Tenants of the villas for the same reason. Buyers and tenants of the apartments who want a quieter version of the Circle.
It suits people less well who want a walk to the Metro, a high street or the newest finish.
