Serena is Dubai Properties' townhouse community on the desert side of the city beside Arabian Ranches 2, built in Mediterranean-styled phases around a central park and a small souk, and one of the more affordable ways into the Ranches' way of life. It is compact, settled in its earlier phases and still handing over in its later ones.
The community lies off Al Qudra Road with Arabian Ranches 2 beside it, Mudon and Reem nearby and the desert behind. Its phases are loops of townhouses around parks and pools, with a souk at the centre carrying the supermarket and the cafes, and the Ranches' schools a short drive.
Townhouses in the developer's standard layouts, compact and consistently finished, in phases that differ by age and position; a small number of larger houses in the later phases; and nothing taller.
Families and first-time buyers who want a new townhouse near the Ranches' schools at a price below the Ranches, and who will accept the drive. Tenants for the same reason. Investors in the townhouses, whose yields have been competitive.
It suits people less well who work in the centre, who need public transport, or who want a large villa.
The community's uniform stock gives the register a clean record, and the tables on this page show what each layout has actually fetched, phase by phase. Off-plan resales in the later phases are kept apart from finished sales. The register files a house sold with its plot against the plot, and this page reads those sales correctly. For tenants, the official index caps a renewal while a new lease follows the market.
