The guide
The Greens is Emaar's low-rise community beside the Emirates Golf Club, a set of mid-rise apartment buildings around courtyards and pools, with mature trees, a small souk and a settled population that has often lived there for a decade or more. It is one of the few communities in the city where a flat comes with shade, and it sits minutes from the Marina, Media City and Sheikh Zayed Road.
The community lies between Sheikh Zayed Road and Al Khail Road, with the golf club on one side, the Views' taller buildings on another and the villa communities of the Lakes and the Meadows behind. Its buildings are a few floors high, grouped around landscaped courtyards with pools and gyms, along quiet internal roads; the souk at the centre carries the supermarket, the cafes and the daily services, and the lake and its promenade sit beside it.
Apartments only, from studios to large family layouts, in the developer's original buildings, now mature, with generous floor plans by the city's current standards. The buildings share a plan and a standard and differ in age, position and management; the register records a narrow spread.
Families and couples who want a settled, green, walkable community minutes from the Marina and the free zones, and who value trees and space over new finish. Tenants for the same reasons, who stay for years. Buyers who want the developer's standard in a community that has already proved itself.
It suits people less well who want a tower, a view, or new-build finish.
The community's uniformity gives the register a clean record, and the tables on this page show what each layout has actually fetched, with every building's own page beneath. Buyers should look at the building's owners' association and service charge, and at whether the flat has been refitted, because the originals are of an age to need it. There is no off-plan here. For tenants, the official index caps a renewal while a new lease follows the market, and the community's rents have held as the districts around it have filled.
