The guide
Arabian Ranches 3 is the youngest of Emaar's three Ranches, built further along the desert road than its siblings with the developer's latest townhouse and villa layouts around a large central park. It is still handing over in parts, it is the most affordable of the three, and it has become one of the busiest markets for new family homes on the desert side of the city.
The community lies on Sheikh Mohammed bin Zayed Road beyond Arabian Ranches 2, with Villanova beside it, Dubai Land Residence Complex and the Al Ain road on another side and the original Ranches a short drive back towards the city. Its named neighbourhoods of townhouses and villas surround a central park with lawns, playgrounds, courts and a running loop, with a community centre and pools in each neighbourhood and a school planned inside the gate.
Townhouses in the developer's latest layouts, the community's volume and its entry point; villas on larger plots in several neighbourhoods; and nothing taller. Finish is consistent across the community and position decides price: on the park, on a quiet loop, or on the main road.
Families and first-time buyers who want a new house from the Ranches' developer at the Ranches' lowest price, and who will accept the extra distance. Tenants who want new stock near the original Ranches' schools. Investors, for whom the community's steady handovers have made it a busy resale market.
It suits people less well who want mature trees, an established neighbourhood today, or a short run to the centre.
Two markets run at once and the register keeps them apart: the handed-over neighbourhoods trade as ordinary resales with a growing record, and the newer ones trade as off-plan resales, which this page shows separately.
