The guide

Living in Al Wasl

Al Wasl is the district between Jumeirah's villa streets and Sheikh Zayed Road, the one the city drives through on the way to the beach, and most of its houses may be owned only by citizens. The developer-built quarters on its edges, the walkable European-styled streets near Downtown among them, have opened parts of it to everyone; those quarters have their own guides, and this page covers the district's other freehold buildings.

The place

The district lies along Al Wasl Road between Jumeirah and Sheikh Zayed Road, with the park and the canal at Al Safa on one side, Downtown and DIFC a short run and the beach a short drive. Its villa streets are the district's fabric; its freehold buildings sit near the highway and the canal, mid-rise, among the district's schools, clinics and cafes.

What you get

Apartments from studios to family layouts in a small number of freehold buildings, most of them recent; and villas on the district's streets, most not for sale to most buyers.

Who it suits

Buyers who want a central flat between Downtown and the beach, near the district's schools, at prices below Downtown's. Families with children at those schools. Owners who intend to let to the same people.

It suits people less well who want a neighbourhood of apartments, or the most space for the money.

Buying and renting here

The freehold buildings are few enough that each trades on its own record, and the tables on this page should be read building by building; every building has its own page with what its layouts actually fetched. Off-plan is small and is kept apart from resales. For tenants, the official index caps a renewal while a new lease follows the market.
