The guide
Dubai Production City is the district most people still call by its old initials, a free zone for printing and publishing on the Sports City side of the city whose residential plots filled with mid-rise apartment buildings from a dozen developers. It is affordable, it has a mall of its own, and it sits a short drive from the Marina, which is the whole of its case.
The district lies between Sheikh Mohammed bin Zayed Road and Jumeirah Golf Estates, with Sports City and Jumeirah Village Circle on one side and the Route to Expo City on another. The residential quarters are groups of mid-rise buildings around lakes and parks, with the mall, one of the developer group's own, at the district's heart and the free zone's offices and printing plants on its far side. Some quarters are settled; others are still handing over.
Apartments only, from studios to family layouts, in buildings that vary by developer in finish, management and parking. Several of the district's larger clusters are single developers' work and consistent within themselves; the rest is plot by plot. There are no villas.
Tenants who want a new flat with a pool near the Marina at a rent the Marina cannot match. Buyers of first flats for the same reason. Investors, whose yields here have been among the stronger in the city. People who work in the free zone or at the golf estates next door.
It suits people less well who want an established neighbourhood, public transport or a short run to Downtown.
The building is the decision, and the register is the way to make it: the tables on this page and the building pages beneath it show what each building's layouts actually fetched. Buyers should read the owners' association and the service charge before the price. Off-plan launches continue and are kept apart from resales here. For tenants, the official index caps a renewal while a new lease follows the market.
