Living in Discovery Gardens
Discovery Gardens is a district of low-rise apartment blocks in themed clusters on the Jebel Ali side of the city, built by Nakheel to house the people who work in the free zone, the port and the offices along Sheikh Zayed Road, and it has done that job for most of two decades. The Metro reached it a few years ago, Ibn Battuta Mall is at its gate, and it remains one of the cheapest places in the city to rent or own a flat within reach of the Marina.
The place
The district lies between Ibn Battuta Mall and Al Furjan, with the Gardens, Nakheel's older rental community, on one side and Sheikh Zayed Road and the free zone beyond. Its blocks are a few floors high, arranged in clusters named for their landscaping themes, each with car parks between the buildings and gardens threaded through them. The clusters are alike in plan and differ in upkeep, which is the thing to learn here.
What you get
Studios and one-bedroom flats above all, with two-bedrooms in the minority and nothing larger. The buildings are plain and were built quickly, and the difference between them lies in management: the well-run blocks are clean and let fast, the neglected ones show it. There are no villas, no towers and no new stock of note; the district is what it was built to be.
Getting around
The Metro's extension to the district's station changed it more than anything since it was built: the Marina, the Media City offices, Sheikh Zayed Road and Expo City are now a train ride, and the free zone is minutes. By car, Sheikh Zayed Road and Sheikh Mohammed bin Zayed Road are at the door; the Marina is close, Downtown and the airport are long runs. Parking inside the clusters is the daily difficulty, as it is in every district built before the city's car ownership caught up with it.
Day to day
Ibn Battuta Mall is the district's high street, supermarket, cinema and dining room. The clusters carry small supermarkets, pharmacies, laundries and cafes, and the district's residents use the parks between the blocks heavily. Schools sit in the neighbouring districts, with several in Al Furjan, the Gardens and Jebel Ali Village within a short drive, and nurseries operate in the clusters. The beach at JBR is a short run.
Who it suits
Tenants who work at the port, the free zone, the Marina or Expo City and want the shortest cheap commute. Investors, for whom the district's small flats, constant demand and now the Metro have kept yields among the city's stronger. Owner-occupiers on tight budgets who want to own rather than rent near the Marina end of the city.
