Every residential tower in Dubai Marina the Dubai Land Department has a recorded sale for — 144 of them, 64,499 sales since 2004 — ranked by what buyers actually paid, priced layout by layout, and read by height, by price band, by generation, by the name on the door and by the estate. No opinion, no adverts: the figure beside each name is the register’s, through 11 Sept 2026.

Read this first

In Dubai Marina, the towers everyone has heard of resell below the district

Most lists of the best buildings in Dubai Marina are the skyline — the towers you can name from the beach. The register prices the skyline below the district's own foot, and three things it can see account for most of the spread: when the tower was built, whether a hotel's name is on it, and whether it stands on the canal bank Emaar built first.

The Marina is a finished district. The register's first sales here are from 2004, and 58% of the towers it can date had handed over by 2010 — the first keys around 2006: Dream Tower, Marina View Tower A, Al Sahab 2 and Marina Mansions and their neighbours. Those resell at AED 906 to 2,449 a square foot, a median AED 1,488 — a one-bedroom for a median AED 1,265,000, a two-bedroom for AED 2,125,000. They are in their third decade, and the register prices each one on how it has worn: the spread inside this one generation is wider than the gap between generations.

The tall block at the western end is the part of the Marina the world knows — Marina 101, Princess Tower, 23 Marina, Elite Residence and The Torch, the tallest residential cluster in the city. The register prices most of it in the bottom half of the table. The 10 of the 11 it can price resell at a median AED 1,494 a square foot against AED 1,892 for the district, 21% less; 8 of them sit below the district's own foot, and the best-placed of them is 26th of 115. What that buys is the address at the Marina's lowest price: a one-bedroom in the block for a median AED 1,400,000, 917 square feet. The register records the sale, not the reason — but these are towers of many hundreds of flats, launched in the first boom and handed over in the years after it, and a tower with 2,345 recorded sales, as Princess Tower has, always has one for sale.

The top of the table is the newest. The 12 towers handed over since 2020 that have resold — LIV Marina, LIV Waterside, Vida Residences Dubai Marina, 5242 Tower 1, Jumeirah Living Marina Gate, Marina Star, 5242 Tower 2, Stella Maris, Sparkle Tower 3, LIV Residence, Studio One and Marina Living — resell at a median AED 2,999 a foot, 102% above the first Marina, and 10 of the top ten are either that new or carry a hotel operator's name. The second wave in between — 41 towers from 2011 to 2019, most of the tall block among them, West Avenue Tower, The Torch and Elite Residence the busiest — resells at a median AED 1,788, under the district's own foot: a decade newer than the first Marina, and the register does not price it higher. The brand is worth what the brochure says here: the median branded tower resells at AED 3,039 a foot against AED 1,708 for the rest, 78% more — though the branded towers are also among the newest, and the register cannot tell the two apart. And the original Marina holds its price: the towers on the canal bank Emaar built first — the original six, Marina Promenade, Park Island — resell at a median AED 2,065 a foot as a group, +9% on the district, twenty years on. 12 more towers the register knows only off-plan — 4,146 developer sales recorded and not one completed home yet sold on. Named on this page, and not priced until one is.

Every figure here is a registered transfer, not an advert. Prices are completed homes only — off-plan sales are priced to a developer’s launch schedule and would measure that instead — and each tower is priced over the last twelve months where it traded enough, the last three years where it did not; the table says which. A tower that traded too little even for that is named, and not ranked; so is one whose year was a portfolio changing hands in a day. The hotels and the office towers are not here at all: this is the residential register.

Median resale price per square foot of completed homes, dearest first, for every residential tower in Dubai Marina the register can price. Each name opens the tower's own page — every recorded sale, sizes, the year it was handed over.

LIV Marina leads at AED 3,315 a square foot. Then LIV Waterside (AED 3,172), Vida Residences Dubai Marina (AED 3,125) and 5242 Tower 1 (AED 3,123). At the foot of the table, Marina Suites (AED 815) and K G Tower (AED 906). Rising most on the year before: Marina Diamond 1 (+27%), Beauport Tower (+15%) and Marina Terrace (+14%).

Completed homes resold and registered at the Land Department, off-plan left out. A tower with ten or more resales in the twelve months to 11 Sept 2026 is priced on those; one with fewer is priced over the last three years, marked “3 yrs”, and its figure is the older for it. “On the year before” compares the window with the same span before it. “Age” is the year the register first shows the tower’s completed homes changing hands in earnest, where it can derive one, else the year of its first recorded sale. “Tall block” is the Marina’s eleven tallest towers by published height; “hotel-branded” is read off the name on the register — an operator’s name or the word Hotel in it. Set aside, a portfolio changing hands: The Belvedere (14 of its 19 resales registered on 16 Sept 2025) — a block deal, not a market, and the register's own busiest-buildings measure sets it aside the same way. The set is the eleven tallest by published height, checked 14 September 2026 — Marina 101 and Princess Tower over 400 metres, Marina Pinnacle at about 280 — and is not a register field; every figure beside a name is the register’s. “Against the district” is the tower’s median foot over the district’s twelve-month median. A dash is a tower the register cannot price on a resale window: Marina 101 has sold almost entirely off-plan and barely resold. Between them the eleven hold 15,878 recorded sales, 360 resales in their windows — the four largest towers in the district by recorded sales are all in the block, which is part of why a flat in one is always for sale and priced to move.

Height buys the view and the address; on the register it does not buy the price. 8 of the 10 tall towers the register can price resell below the district's own foot, and the dearest of them, Cayan Tower at AED 2,147, is the one that clears it. A buyer who wants the Marina's skyline in the address rather than in the window should start here; one who wants the price of the foot to hold should read the estates and the newest towers below.

What a foot buys, band by band

115 towers is too many to read as a list. Cut at round numbers — the same edges as Business Bay's page, so the two read against each other — the table becomes four markets: how many towers each holds, how much they trade, which names are the busiest in each, and what a home costs there.

A tower sits in the band its median resale price per square foot falls in, over its own window. Resales are summed over the towers in the band; the busiest are the five with the most resales in their windows, each opening its page. The studio, one-bedroom and two-bedroom figures are the median of the tower medians for that layout, over the last three years, so a band with few towers pricing a layout carries a rougher figure.

The cheapest band is 41 towers, 6 of them the tall block, a one-bedroom for a median AED 1,035,000 — the Marina at its lowest price, and a buyer who wants the water more than the lobby should start there. The top band is 13 towers, and a one-bedroom there is a median AED 2,350,000 — 2.3 times the bottom band's; 3 of them carry a hotel operator's name. The two bands between hold most of the district, and most of the choosing: within either, the spread is about the tower — its finish, whether it faces the canal or the road, how it has been run in its third decade — and the layout table below is where that shows.

The Marina was mostly built in one go, and the register dates each tower by the year its completed homes first changed hands in earnest. This is what it says about the first Marina, the second wave — the tall block's decade — and the newest: how many towers, how much they trade, and what a foot and a home cost in each.

A tower’s generation is the year the register first shows its completed homes changing hands in earnest (three or more resales making a quarter of the year’s sales), else its first recorded sale, so a tower that was slow to resell may sit a year later than its keys. Resales are summed over each ranked tower’s own window. The spread is of tower medians, not of homes; the one-bedroom price and size are the median of the tower medians for that layout.

The register prices each wave above the one before, and the gap between the first Marina and the newest is 102% a foot. But the first Marina is 77 of the 132 towers with a resale, and its own spread, AED 906 to 2,449, is wider than the gap between the generations: in the Marina, which tower matters more than which decade. What the register cannot see is why: it records the sale, not the view or the service charge. The tower pages carry every recorded sale, and the area guide what to look at before the asking price — including which side of the canal the sun sets on.

The name on the door

The hotel-branded towers, against the rest

The Marina's branded towers are the Address on the mall, Vida and Jumeirah Living at the Marina Gate end, and a wave still to come — Rove, Six Senses, Kempinski, a Marriott. The question a buyer asks is what the name is worth. The register's answer: about 78% a foot on the median tower — AED 3,039 against AED 1,708 for the rest; 3 of the 3 it can price resell above the district's own foot of AED 1,892.

“Hotel-branded” is read off the name on the register only — an operator’s name or the word Hotel in it — so a serviced tower run under a plain name is not counted, and a tower that has since changed operator keeps the name it was registered under. The Address tower is on the register as “Dubai Marina Mall Hotel”, the hotel it is part of. “Against the district” is the tower’s median foot over the district’s twelve-month median. The branded towers are also among the Marina’s newest, and the register cannot say how much of the premium is the name and how much the year. A branded unit is often sold furnished and let by the night through the operator, with a service charge to match, so its resale price is one part of a different sum; compare it with its own kind before comparing it with the tower next door.

The names that recur

By the estate, and by the name on the register

Emaar built the Marina's canal bank as a handful of named estates — the original six towers, Marina Promenade, Park Island, Marina Quays, Al Majara, Al Sahab — and sold the plots around them to developers who built in numbered series. Grouped by the estate where the towers carry their own names, and by the name the register repeats where they do not; where a series sits on price is usually a better guide to a new launch under the same name than the brochure is.

A series is grouped by the name on the register only — the numbered Marina Diamond, DEC and Al Majara towers, “LIV”, “Sparkle” — which usually, though not always, means one developer or one estate. The three marked “estate” are grouped by knowledge, not by the register, which names the tower and not the estate: the original six on the first canal bank (Al Mesk, Al Anbar, Murjan, Al Mass, Al Fairooz, Al Yass, with their villa podiums), Marina Promenade (Shemara, Aurora, Attessa, Beauport, Delphine, Paloma) and Park Island (Bonaire, Blakely, Sanibel, Fairfield). A name with no ranked tower is a series the register knows only off-plan so far; Al Majara has the most still to hand over, 1 towers. The spread is of tower medians.

The original Marina holds its price. The 14 ranked towers of the three estates resell at a median AED 2,065 a foot as a group, +9% on the district and twenty years old — the canal bank Emaar built first, with the water at the door. That is the other half of the tall block's story: in the Marina the register pays for the bank, not the height.

The Marina was finished by 2010, so a new tower here is rare and the question "which are the new buildings?" has a short answer. 12 handed over since 2020 have resold a completed home and are priced; 12 more have recorded sales and not one resale — 4,146 sales by the developer, and either not yet handed over or handed over too recently for anyone to have sold on. They are named so you know they exist; they are not priced, because an off-plan sale is priced to a launch schedule, not a market, and this page never blends the two.

The first table is the towers the register dates to 2020 or later that have resold enough to rank, priced like the rest. The second is off-plan sales registered at the Land Department, most-sold first: the count is a measure of how much of the tower the developer has sold, not of demand on the open market, and a tower of several hundred units will show several hundred sales when a boutique block shows fifty. Each will join the ranking above the year its completed homes begin to change hands; its page prints its off-plan record now, kept apart from resales. To rent

Where the rent register names the tower

The Ejari register files a tenancy under its Land Department area, and the Marina's area is Marsa Dubai — which is also JBR's. A district-wide figure would carry JBR's contracts too, so none is printed. On 39 towers the register names the building itself, and those rents — and the yield they make on the tower's own resale price — are below.

Where the register names both the rent and the resale, the gross yield runs about 6.3%. What the Ejari register does not see is the short-let market: a furnished flat in a branded tower let by the night through its operator is not an annual tenancy, and is not here.

Contracts registered through Ejari in the twelve months to the register’s latest start date that name the tower, new leases and renewals together, annualised; a tower is listed on ten or more. Yield is gross — the tower’s median rent per square foot a year over its own median resale price per square foot, before service charges and empty months; a dash is a tower the sale register cannot yet price. A figure far above its neighbours is usually a serviced or hotel tower, let by the night and sold by the unit, which trades on a different basis — know which kind a tower is before comparing. A renewal’s increase is capped by the RERA rental index, so a new lease usually costs somewhat more than the median.
