Every apartment building on Palm Jumeirah the Land Department has a recorded sale for — 97 of them, 22,543 sales since 2004 — ranked by what buyers actually paid, priced layout by layout, and read family by family, since the island was built in sets: the Shoreline, the Golden Mile, Marina Residences, Oceana, Tiara. No opinion, no adverts: the figure beside each name is the register’s, through 11 Sept 2026.

Read this first

The Palm lost nearly half its price, and is now well past where it was

Most lists of the best buildings here are a tour of the crescent's hotels. The register's first reading is about time, not place: the island's median resale a foot was AED 1,712 in 2014, AED 934 in 2019, and AED 2,685 in the year to 11 Sept 2026. Which tower is "best" depends on when you are asking.

The island was sold in the first boom and handed over into the crash — 36 of the 79 towers with a resale, 46%, first changed hands by 2011. Prices climbed to AED 1,712 a foot in 2014, then slid for 5 years to AED 934 in 2019, 45% down. What happened next is the Palm's own story: AED 2,685 in the year to 11 Sept 2026, +57% against the 2014 peak and +187% on 2019. The island did not recover its price; it went past it and kept going. A buyer from 2014 who held is well ahead a foot; one from 2019 has seen the price more than double.

The second reading is the spread. Atlantis The Royal Residences at AED 8,419 a foot and Golden Mile 1 at AED 1,547 are 5.4 times apart under one address — a wider gap than most districts hold between their best tower and their worst. The island is several markets sharing a name: Nakheel's original stock along the trunk — the Shoreline's 19 beach-side buildings, the Golden Mile's 10 with the shops beneath them, Marina Residences' 6, Oceana's 7, Tiara's 5 — at and below the island's median; the hotel residences of the crescent, at a median AED 2,303; and the towers of the last decade, whose hotel-branded ones sit at a median AED 8,003. Within a family the buildings are more alike than different — one developer, one plan, one shore — so the spread inside it is the price of a floor and a view. Between the families the register draws the real lines.

Every figure here is a registered transfer, not an advert. Prices are completed homes only — off-plan sales are priced to a developer’s launch schedule and would measure that instead — and each building is priced over the last twelve months where it traded enough, the last three years where it did not; the table says which. A building that traded too little even for that is named, and not ranked. The fronds’ villas are not here at all: a frond house sells with its plot and the register files it against the plot, not a building, so the area guide reads them. The two villa estates the register does file as buildings, on the crescent, are priced below on their own.

Median resale price per square foot of completed homes, dearest first, for every apartment building on Palm Jumeirah the register can price. Each name opens the building's own page — every recorded sale, sizes, the year it was handed over.

Atlantis The Royal Residences leads at AED 8,419 a square foot, and a median home there is AED 21,500,000 — the top of this table is near the top of the city's apartment market. Then One at Palm Jumeirah (AED 8,003), Ellington Beach House (AED 4,764) and The Palm Tower (AED 4,340). At the foot, Golden Mile 1 (AED 1,547) — and the ten lowest places are all the Golden Mile's; 5.4 times apart, top to bottom, on one island. Rising most on the year before: Marina Residences 1 (+18%), Al Sarrood (+13%) and The Fairmont Palm Residence South (+12%).

Completed homes resold and registered at the Land Department, off-plan left out. A building with ten or more resales in the twelve months to 11 Sept 2026 is priced on those; one with fewer is priced over the last three years, marked “3 yrs”, and its figure is the older for it. “On the year before” compares the window with the same span before it. “Age” is the handover year where the register can derive one, else the year of its first recorded sale — the original buildings predate the register, so their first sale is a floor on their age, not the age itself. “Family” is a name the register repeats, or one of the three sets it names only building by building — the Shoreline’s date-variety names, Tiara’s stones, Oceana’s seas — grouped here by knowledge; a building standing alone under a hotel’s name shows the operator instead. A family is a name the register repeats with a number, a letter or a compass point after it — or one of the three sets the island’s builder named building by building and this page groups by knowledge: the Shoreline Apartments, whose buildings carry the names of date varieties; Tiara Residences, named for stones; Oceana, for seas. A building printed faint is on the register and not priced — sold off-plan only, too quiet for a window, or set aside as a portfolio transfer. “First on the register” is the earliest handover the register can derive across the set, else its first sale. Resales are summed over each ranked building’s own window; the spread is of building medians; “against the island” is the median of those medians over the island’s AED 2,685.

The Shoreline is the island in miniature. 19 buildings, built to one plan along the beach side of the trunk and handed over together, and the family spans AED 1,999 to 2,859 a foot — Al Hatimi at the top, Al Khushkar at the bottom, 43% apart; the family's median is −15% on the island. Nothing in the register separates the buildings but the flats sold in them that year — the floor, the side the windows face, whether the kitchen is the original — so a buyer choosing between two Shoreline buildings is choosing between two flats, and the family's table is the price of the plan.

The Golden Mile is the family at the other end: 10 buildings along the trunk with the island's daily shops beneath them, with sales recorded since 2004 — the earliest the register holds for the island, at a median AED 1,676 a foot, −38% on the island, and the bottom ten places on the ranking are all its. A two-bedroom there is a median 1,800 square feet and about AED 3,325,000 — the cheapest foot with a Palm Jumeirah address, and priced low because the buildings stand on the trunk's road rather than its beach, were the island's first launch, and are large. One thing to know when reading the register here: its completed homes first changed hands on the register in 2016, long after the 2004 launch, which is why the family's "first on the register" and its place in the generations below read later than the buildings are.

Oceana is the family that shows how much a shore is worth. 7 buildings named for seas, one estate on the trunk, and the register prices them from Oceana Caribbean (AED 3,158) to Oceana Aegean (AED 2,317) — 36% between two buildings of the same plan and the same year. Marina Residences, on the marina at the tip of the trunk, holds 6 buildings inside AED 1,989 to 2,235. Each family's page-by-page figures are the floor plan and the view, priced.

The Palm is where the city's hotel-branded homes began, and the register prices 9 of them. They are two markets: the residences built with the first resorts — Fairmont, Kempinski, Taj, Anantara — at a median AED 2,303 a foot, and the ones launched since 2015 — Dorchester Collection, Atlantis, Six Senses, W — at AED 8,003.

The operator beside each is knowledge, not a register field — the register names the building, not who runs the hotel it shares a plot with — and an operator can change: Emerald Palace was a Kempinski when its residences were sold and is a Raffles now. A residence with no window is named for completeness; the same ranking rule as the towers applies.

The register does not pay for a hotel's name; it pays for the decade. The first generation of hotel residences sits −14% on the island's median — The Fairmont Palm Residence South (AED 2,749), The Fairmont Palm Residence North (AED 2,455) and Royal Amwaj Residences North (AED 2,409) — priced like the Nakheel stock they were built beside, because they are of the same age and mostly on the crescent, a tunnel from the trunk. The residences launched since 2015 sit +198% on the island, Atlantis The Royal Residences (AED 8,419) at the top: newer, larger, and sold as some of the city's dearest flats from the first day. A buyer who wants an operator's name at the first generation's price has the crescent to choose from; one who wants the new towers is paying for the tower, and the name comes with it.

Three generations

The original island, the middle years, and the towers since 2020

The Palm was mostly built at once, in the first boom, and then a little at a time. The register reads the generations apart: Nakheel's original stock that handed over into the crash, the buildings that filled the trunk's inner shore and the crescent through the 2010s, and the towers of the last few years, which are the island's dearest by a distance.

A building’s generation is the year the register first shows its completed homes changing hands — its derived handover, else its first recorded sale. A building with no completed resale is in no generation; the towers still to come are below. The median is of building medians, so no one building speaks for its generation; “a two-bedroom” is the median across the generation’s priced buildings of each one’s own median two-bedroom, price and size, over the last three years.

46% of the buildings with a resale are the original island, and they are the island: a median AED 2,575 a foot, spread from AED 1,989 to 3,310. The middle years added 27 buildings at a median AED 2,097, −19% on the first — and the Golden Mile is among them by this rule, since the register first shows its completed homes changing hands in 2016 though its sales go back to 2004; it is most of the reason the middle years read below the first. The towers since 2020 are the top of the table, +45% on the original island a foot — and, unlike a new tower of studios elsewhere in the city, dearer by the home as well: a two-bedroom in them is a median AED 4,800,000 against AED 4,335,000 in the original buildings, on 1,978 square feet against 1,677. The Palm's new towers are not small flats fetching a high foot; they are among the city's dearest apartments, and the register prices them as such.

The median price of each layout in each building over the last three years, with the size of a two-bedroom beside it — the island's most-traded layout, and the table a buyer with a layout in mind actually wants.

The towers the register knows only off-plan

16 buildings on the Palm have recorded sales and not one completed-home resale — 2,024 sales by developers between them. They are named so you know they exist; they are not priced, because an off-plan sale is priced to a launch schedule, not a market, and this page never blends the two.

The Palm is being built a second time. 16 of these towers reached the register in 2020 or later, with 2,024 off-plan sales between them — 1,194 of those in the three Palm Beach Towers at the island's gateway alone. It is the largest wave of launches on the island since the first, and every one of them will join the ranking above the year its completed homes begin to change hands.

Off-plan sales registered at the Land Department, most-sold first. The count is a measure of how much of the tower the developer has sold, not of demand on the open market, and a tower of a thousand units will show a thousand sales when a boutique block shows fifty. Each tower’s page prints its off-plan record now, kept apart from resales. Where the rent register names the building

The Ejari register files a tenancy under its Land Department area, and the Palm Jumeirah area takes in the Emirates Golf Club's homes as well as the island's. A district-wide figure would carry both, so none is printed. On 10 buildings here the register names the building itself, and those rents — and the yield they make on the building's own resale price — are the building's own.

Across the buildings the register names, the gross yield on the building's own resale price sits around 5.6% — the figure a landlord on the trunk is weighing against the island's furnished and short-stay market, which the guide describes and the register does not see.

Yield is gross — the building’s median rent per square foot a year over its own median resale price per square foot, before service charges and empty months. A renewal’s increase is capped by the RERA rental index, so a new lease usually costs somewhat more than the median.

What are the best buildings in Palm Jumeirah?

By what buyers paid per square foot, Atlantis The Royal Residences (AED 8,419), One at Palm Jumeirah (AED 8,003) and Ellington Beach House (AED 4,764) lead the register. The island prices in tiers, so which is best depends on what you are buying: the newest towers for the building and the view, the Shoreline (a median AED 2,292 a foot) for a large flat on the beach, and the Golden Mile (AED 1,676) for the island's cheapest foot. How many buildings are on Palm Jumeirah?
