Every residential building in Dubai Sports City the Land Department has a recorded sale for — 84 of them, 28,328 sales since 2009 — ranked by what buyers actually paid, priced layout by layout, and read family by family, since most of this district was built in numbered sets. No opinion, no adverts: the figure beside each name is the register’s, through 11 Sept 2026.

Read this first

Sports City lost half its price and has not yet got it all back

Most lists of the best buildings here are a walk round the golf course. The register's first reading is about time, not place: the district's median resale a foot was AED 1,041 in 2015, AED 546 in 2020, and AED 937 in the year to 11 Sept 2026. Which tower is "best" depends on when you are asking.

Sports City was sold in the first boom and handed over into the crash — 12 of the 59 towers with a resale, 20%, first changed hands by 2011. Prices climbed to AED 1,041 a foot in 2015, then slid for 5 years to AED 546 in 2020, 48% down. The climb since has been steep — AED 937 in the year to 11 Sept 2026, still −10% against 2015. A buyer from 2015 who held is not yet level a foot; one from 2020 has done very well.

The second reading is that the district was built in sets. The register's largest family in any community on this site is here: 11 towers under the name Elite Sports Residence, priced from AED 837 to 1,005 a foot. Olympic Park (4), Champions (3), Chapal the Destiny (2), Hub Canal (2) and Oasis (2) are families too, and Canal Residence's five towers carry only their themes on the register. Within a family the towers are more alike than different — one developer, one decade, one plot — so the spread between them is the price of a floor plan and a view rather than of a building. Between families the register draws real lines: the Olympic Park towers at a median AED 742 a foot sell the largest flats in the district, the Elite towers at AED 930 the smallest.

Every figure here is a registered transfer, not an advert. Prices are completed homes only — off-plan sales are priced to a developer’s launch schedule and would measure that instead — and each building is priced over the last twelve months where it traded enough, the last three years where it did not; the table says which. A building that traded too little even for that is named, and not ranked. The four villa estates the register files under Sports City are priced below, on their own: a villa a foot is not a flat a foot.

Median resale price per square foot of completed homes, dearest first, for every apartment tower in Dubai Sports City the register can price. Each name opens the tower's own page — every recorded sale, sizes, the year it was handed over.

Condor Golf Links 18 leads at AED 1,940 a square foot, a tower the register first shows in 2025 — a high price a foot here is mostly a new tower of small flats. Then Vista by Prestige One (AED 1,305), Giovanni Boutique Suites (AED 1,211) and Golf Vista Heights (AED 1,196). At the foot, Hub Canal 2 (AED 606) — 3.2 times apart, top to bottom, in one district. Rising most on the year before: Royal Residence 2 (+28%), Elite Sports Residence 3 (+24%) and Elite Sports Residence 4 (+23%).

Completed homes resold and registered at the Land Department, off-plan left out. A tower with ten or more resales in the twelve months to 11 Sept 2026 is priced on those; one with fewer is priced over the last three years, marked “3 yrs”, and its figure is the older for it. “On the year before” compares the window with the same span before it. “Age” is the handover year where the register can derive one, else the year of its first recorded sale — the first towers predate the register, so their first sale is a floor on their age, not the age itself. “Family” is a name the register repeats, and Canal Residence, whose five towers it names only by theme. Set aside, a portfolio changing hands: Elite Sports Residence 8 (30 of its 55 resales registered on 23 Sept 2025). Named but not ranked, having traded too little for a window: Champions Tower 3, Chapal the Destiny A, Chapal the Destiny B and Elite Sports Residence 8.

10 names on the register here cover 32 towers between them. A family is one developer's set on one plot, built in one go or in phases; the register prices each tower in it, and the spread inside a family is the fairest measure of what a floor plan and a view are worth here.

A family is a name the register repeats with a number or a letter after it; a tower printed faint is on the register and not priced — sold off-plan only, too quiet for a window, or set aside as a portfolio transfer. “First on the register” is the earliest handover the register can derive across the set, else its first sale. Resales are summed over each ranked tower’s own window; the spread is of tower medians; “against the district” is the median of those medians over the district’s AED 937.

Elite Sports Residence is the district in miniature. 11 towers, 10 of them priced, and the whole family sits within AED 837 to 1,005 a foot — Elite Sports Residence 4 at the top, Elite Sports Residence 1 at the bottom, the family's median −1% on the district. What separates them is age more than price: the first seven were handed over together in the first boom, and the register first shows 8, 9 and 10 2016, 2017 and 2018, so a buyer choosing among them is choosing between a fifteen-year-old building and a ten-year-old one at nearly the same figure.

Olympic Park is the family at the other end: 4 towers at a median AED 742 a foot, −21% on the district, and the lowest figure on the ranking is not the cheapest home — a two-bedroom there is a median 1,580 square feet and about AED 1,056,814, the largest flats in the district, priced low a foot because there are so many feet. That is the register's rule everywhere, and it matters most here: a tower of studios tops a table like this one, a tower of family flats sits at its foot, and neither is the better building for it.

Canal Residence

Five towers named for five coasts

On the canal at the Motor City end of the district stand five towers the register names only by their themes — Arabian, Spanish Tower, Mediterranean, European and Venetian. The register prices them as five buildings; a buyer reads them as one address.

The five are grouped by knowledge — the register carries no field that ties them together, only the names. Ages are the register’s: a derived handover where it has one, else the first recorded sale.

Together the five price at a median AED 910 a foot, −3% on the district. What the register shows that the address hides is the gap in their ages: Mediterranean, European and Venetian first changed hands around 2013, and Arabian in 2020 and Spanish Tower in 2020 — the last of the five to reach the register, the better part of a decade after the first. Same podium, same canal, a building in its teens beside one that is nearly new.

Three generations

The first boom, the middle years, and the towers since 2020

Sports City was mostly built at once, in the first boom, and then a little at a time. The register reads the generations apart: the towers that handed over into the crash, the ones that filled the plots through the 2010s, and the new small-flat towers of the last few years.

A tower’s generation is the year the register first shows its completed homes changing hands — its derived handover, else its first recorded sale. A tower with no completed resale is in no generation; the towers still to come are below. The median is of tower medians, so no one tower speaks for its generation.

20% of the towers with a resale are first-boom towers, and they are the district: a median AED 767 a foot, spread from AED 606 to 953. The middle years added 34 towers at a median AED 888, +16% on the first — the register does not price a decade of age very highly here. The towers since 2020 are the top of the table, +29% on the first generation, and the reason is in the layout table: they are towers of studios and one-bedrooms, and a small flat always fetches more a foot. The price of a home in them is much closer to the first towers' than the price of a foot suggests.

The villa estates

Four estates the register files under Sports City

Bloomingdale, Intima Villas, Marbella Village and Sevilla Village are villa and townhouse estates, filed by the register as buildings under the district. They are read here on their own: a villa a foot is not a flat a foot, and a table that mixed them would rank a townhouse above every tower.

The busiest buildings, last ninety days

Over the ninety days to 11 September, Vista by Prestige One and Amal Tower accounted for 44 of the 225 completed homes sold in Dubai Sports City, Vista by Prestige One well above its usual pace.

Pace is this window against the building’s own average ninety days over the year before; a building with no earlier resales is new to the resale market. A building that registered in batches — a portfolio changing hands — is set aside, as on the area guide.

Still to come

The towers the register knows only off-plan

21 buildings in Sports City have recorded sales and not one completed-home resale — 4,648 sales by developers between them. They are named so you know they exist; they are not priced, because an off-plan sale is priced to a launch schedule, not a market, and this page never blends the two.

Sports City is being built again. 16 of these towers reached the register in 2023 or later, with 3,797 off-plan sales between them — Sportz By Danube Tower 1 the most sold at 582. It is the largest wave of launches here since the first boom, and every one of them will join the ranking above the year its completed homes begin to change hands.

The register also remembers the first boom's unfinished business: Eden Garden (323 sales, 2009), Oasis Tower 2 (265 sales, 2009), Rufi Twin Tower A (107 sales, 2009), Rufi Twin Tower B (83 sales, 2009) and Champions Tower 2 (73 sales, 2009) were sold off-plan in 2009 to 2011 and have not resold a completed home since. The register does not say why, and this page will not guess; a buyer offered a home in one of them should ask what stage the building is at before anything else.

Off-plan sales registered at the Land Department, most-sold first. The count is a measure of how much of the tower the developer has sold, not of demand on the open market, and a tower of a thousand units will show a thousand sales when a boutique block shows fifty. Each tower’s page prints its off-plan record now, kept apart from resales. To rent

Where the rent register names the tower

The Ejari register files a tenancy under its Land Department area, and Sports City's is Al Hebiah Fourth — which it shares with Tilal Al Ghaf. A district-wide figure would mix the two, so none is printed. On 49 towers here the register names the building itself, and those rents — and the yield they make on the tower's own resale price — are the tower's own.

Across the towers the register names, the gross yield on the tower's own resale price sits around 9.0% — the figure Sports City's investors have bought it for, and the reason the apartment towers here changed hands through the years the price was falling.

By what buyers paid per square foot, Condor Golf Links 18 (AED 1,940), Vista by Prestige One (AED 1,305) and Giovanni Boutique Suites (AED 1,211) lead the register. A high price a foot in Sports City mostly means a new tower of small flats, so which is best depends on what you are buying: the newest towers for the building, the Olympic Park towers (a median AED 742 a foot) for the space, and within the Elite Sports Residence family a spread from Elite Sports Residence 4 (AED 1,005) to Elite Sports Residence 1 (AED 837).
