A tower's rent is on the register, not on the portals

A portal prints what landlords ask; a tenancy contract records what a tenant paid, and every one of them is registered at the Land Department. The register has no building field — but a share of contracts name their project, and where that name is one tower's, this page can say what that tower lets for. 60 buildings in Business Bay clear the floor. No portal prints this.

Of the 17,522 contracts the register filed under Business Bay in the twelve months to 20 Sept 2026, 10,059 — 57% — name one of the 60 towers below. 71% of those were new leases, the rest renewals; at Century Tower it was 100%, the block that turned over most. The tower the register knows best is Zada Tower, 466 contracts in the year at a median AED 75,000 for a one-bedroom.

A one-bedroom runs from AED 67,500 a year in Safeer Tower 2 to AED 150,000 in SLS Dubai Hotel & Residences — 2.2 times, top to bottom, inside one district. 30 of the 59 ranked towers let a one-bedroom above the district's own median of AED 86,100; the district figure is a middle the register names no single tower at.

A tower is listed on ten or more such contracts, a layout on five or more — a dash is a layout under that floor, not one the tower lacks. “New leases” is the share of the tower’s contracts that were new tenancies rather than renewals: a renewal’s increase is capped by the RERA rental index, so a tower where most contracts are renewals reads below what a new tenant would pay there today. The per-square-foot figure is over every layout in the tower. Kept out of the league, and counted: when this page was built (15 Sept 2026), 2,816 of the year's contracts under Business Bay named one of 13 projects the register writes as one name across several towers — Al Habtoor City, Privé by Damac and Damac Towers by Paramount — or as a neighbour's; those stay in the district's figures rather than be guessed to a tower.

The dearest and the cheapest, named

The two ends of the league, and what else the register says about each. Dearest is not best and cheapest is not a bargain: the tower's page carries its sale prices, its contracts by year and our stock in it, which is where the reading continues.

The dearest tower to rent in Business Bay is SLS Dubai Hotel & Residences: a one-bedroom AED 150,000 a year, median, on 131 contracts; a studio AED 97,000 (35 contracts), a two-bedroom AED 270,000 (22 contracts). 70% of its 188 contracts in the year were new leases; the register first named it in 2023. Behind it, The Sterling East at AED 140,000, Terraces Marasi Drive at AED 138,000 and The Sterling West at AED 135,000.

The cheapest is Safeer Tower 2: a one-bedroom AED 67,500 on 17 contracts; a studio AED 51,000 (61 contracts), a two-bedroom AED 115,000 (5 contracts). 51% of its 83 contracts were new leases — fewer than the league, so its figure leans on capped renewals and a new tenant should expect to pay above it. Just above it, Mayfair Tower at AED 70,000, Mayfair Residency at AED 70,000 and Park Central at AED 72,000.

Each of these is a real number with a page of its own. They are not this one, and a quote read off this table should not be mistaken for any of them.

RERA’s rental index

The index is the regulator’s band for an area and a layout, and it decides how much a landlord may raise a renewal. It is not a tower’s achieved rent, and it does not bind a new lease. Asking rents

A portal’s figure is what a landlord hopes for, before the negotiation and before the cheques are counted. The register’s is what was signed. The two drift apart most where a tower is new or its supply is thin. What is to let in Business Bay now is a separate page, priced as asked; the rent index covers the city.

The cost of living there

Rent is the largest line, not the only one. A tower’s service charge is the owner’s, but whether the flat is chiller-free can move a tenant’s year by thousands, and the housing fee adds 5% of the rent to the DEWA bill in every tower alike. Where do these rents come from?

From the Dubai Land Department's Ejari register — every tenancy contract registered in Dubai, published through the Dubai Digital Authority's open-data feed and loaded here nightly. The register names the project on a share of contracts, and where that name is one tower's, the contract is the tower's. A tower is listed on ten or more such contracts in the twelve months to 20 Sept 2026, a layout on five or more; the figure is the median annual rent, new leases and renewals together, and the "new leases" column says what share were new. Nothing here is an asking rent or an estimate.

Why is a building I know in Business Bay not listed?

Three reasons. The Ejari feed carries no building field and names the project on only a share of contracts — 57% of the year's contracts under Business Bay name one of these towers; a tower whose contracts were filed without its name has nothing to rank on. Some names cover several towers at once (Al Habtoor City, Privé by Damac and Damac Towers by Paramount), and those contracts stay in the district's figures rather than be guessed to one tower.
