Rent in Meydan by building

What each tower actually lets for. Every building in Meydan the Ejari register names on ten or more tenancy contracts in the last twelve months — 62 of them, 6,616 contracts between them — with the median a one-bedroom, a studio and a two-bedroom went for in each, and the share that were new leases rather than renewals. Not asking rents, not an index: the figure beside each name is what tenants signed for, registered at the Land Department, through 20 Sept 2026.

A tower's rent is on the register, not on the portals

A portal prints what landlords ask; a tenancy contract records what a tenant paid, and every one of them is registered at the Land Department. The register has no building field — but a share of contracts name their project, and where that name is one tower's, this page can say what that tower lets for. 62 buildings in Meydan clear the floor. No portal prints this.

Of the 14,114 contracts the register filed under the DLD areas Al Merkadh and Nad Al Shiba First in the twelve months to 20 Sept 2026, 6,616 — 47% — name one of the 62 towers below. 74% of those were new leases, the rest renewals; at Azizi Riviera Azure it was 100%, the block that turned over most. The tower the register knows best is Azizi Riviera 1, 230 contracts in the year at a median AED 75,000 for a one-bedroom.

A one-bedroom runs from AED 67,000 a year in Azizi Gardens to AED 89,000 in Azizi Riviera 69 — 1.3 times, top to bottom, inside one district. The middle tower of the league is AED 75,000: with no honest district figure to print, that is the number to hold a quote against.

Every tower

Ranked by what a one-bedroom lets for

Median annual rent of a one-bedroom, dearest first, for every building in Meydan the register names on ten or more contracts and five or more one-bedrooms in the year. Studios and two-bedrooms beside it where they clear five. Each name opens the tower's own rent page — its contracts by year, its layouts, and what it yields on its own sale price.

Tenancy contracts registered through Ejari in the twelve months to 20 Sept 2026 that name the building, annualised, new leases and renewals together; the median, not the mean. A tower is listed on ten or more such contracts, a layout on five or more — a dash is a layout under that floor, not one the tower lacks. “New leases” is the share of the tower’s contracts that were new tenancies rather than renewals: a renewal’s increase is capped by the RERA rental index, so a tower where most contracts are renewals reads below what a new tenant would pay there today. The per-square-foot figure is over every layout in the tower. Kept out of the league, and counted: when this page was built (15 Sept 2026), 2,938 of the year's contracts under the DLD areas Al Merkadh and Nad Al Shiba First named one of 16 projects the register writes as one name across several towers — Sobha Hartland – The Crest, Sobha Creek Vistas and The Polo Residence — or as a neighbour's; those stay in the district's figures rather than be guessed to a tower.

Also named, on other layouts

Three more buildings the register names on ten or more contracts, with fewer than five one-bedrooms among them to rank on — priced on what they do let.

The district

Why no district figure is printed

The register files Meydan under the DLD areas Al Merkadh and Nad Al Shiba First, which it shares with Mohammed Bin Rashid City and Nad Al Sheba, so no district-wide figure is printed here — it would carry the neighbours’ contracts too. The towers in the league are Meydan’s own, and their figures are their own.

The Land Department files a tenancy under a cadastral area, and areas do not follow the names Dubai uses: Al Merkadh and Nad Al Shiba First hold Meydan, Mohammed Bin Rashid City and Nad Al Sheba together. A median over the area would be a median of three districts. A tower's own contracts have no such problem — they are the tower's whichever area the form filed them under — which is why a page by building is the honest way to price rent here, and why the middle tower of the league (AED 75,000 for a one-bedroom) stands in for a district figure.

The Meydan rent page prints the area’s figures under the area’s name →

Top and bottom

The dearest and the cheapest, named

The two ends of the league, and what else the register says about each. Dearest is not best and cheapest is not a bargain: the tower's page carries its sale prices, its contracts by year and our stock in it, which is where the reading continues.

The dearest tower to rent in Meydan is Azizi Riviera 69: a one-bedroom AED 89,000 a year, median, on 8 contracts; a studio AED 60,000 (8 contracts). 100% of its 16 contracts in the year were new leases; the register first named it in 2026. Behind it, Azizi Riviera 3 at AED 88,000, Azizi Riviera 17 at AED 85,000 and Prime Views by Prescott at AED 85,000.

The cheapest is Azizi Gardens: a one-bedroom AED 67,000 on 24 contracts; a two-bedroom AED 80,000 (20 contracts). 80% of its 44 contracts were new leases. Just above it, Azizi Riviera 46 at AED 68,000, Azizi Riviera 12 at AED 68,500 and Azizi Riviera 11 at AED 69,903.

What this is not

Three things this page does not measure

Each of these is a real number with a page of its own. They are not this one, and a quote read off this table should not be mistaken for any of them.

RERA’s rental index

The index is the regulator’s band for an area and a layout, and it decides how much a landlord may raise a renewal. It is not a tower’s achieved rent, and it does not bind a new lease. What it is and how the cap works is in the RERA rental index; the rent increase calculator applies the cap to your own figure.

Asking rents

A portal’s figure is what a landlord hopes for, before the negotiation and before the cheques are counted. The register’s is what was signed. The two drift apart most where a tower is new or its supply is thin. What is to let in Meydan now is a separate page, priced as asked; the rent index covers the city.

The cost of living there

Rent is the largest line, not the only one. A tower’s service charge is the owner’s, but whether the flat is chiller-free can move a tenant’s year by thousands, and the housing fee adds 5% of the rent to the DEWA bill in every tower alike. For a landlord, what a rent returns on a price is the yield calculator’s question.

Questions people ask

Rent in Meydan, answered

How much is rent in Meydan?

The Ejari register files Meydan under the DLD areas Al Merkadh and Nad Al Shiba First, which it shares with Mohammed Bin Rashid City and Nad Al Sheba, so this page prints no district-wide figure. Tower by tower, on the 59 buildings the register names, a one-bedroom let for between AED 67,000 a year in Azizi Gardens and AED 89,000 in Azizi Riviera 69 in the twelve months to 20 Sept 2026; the middle tower of the league is AED 75,000.

What is the cheapest building to rent in Meydan?

Azizi Gardens, on the register: a one-bedroom let there for a median AED 67,000 a year on 24 contracts in the twelve months to 20 Sept 2026, then Azizi Riviera 46 (AED 68,000), Azizi Riviera 12 (AED 68,500) and Azizi Riviera 11 (AED 69,903). Cheapest on the register is not cheapest to live in: whether a flat is chiller-free moves a tenant's year by thousands, and the tower's own page carries what it sells for too.

What is the most expensive building to rent in Meydan?

Azizi Riviera 69: a median AED 89,000 a year for a one-bedroom on 8 contracts, ahead of Azizi Riviera 3 (AED 88,000), Azizi Riviera 17 (AED 85,000) and Prime Views by Prescott (AED 85,000) — 1.3 times what a one-bedroom costs at the foot of the league.

Where do these rents come from?

From the Dubai Land Department's Ejari register — every tenancy contract registered in Dubai, published through the Dubai Digital Authority's open-data feed and loaded here nightly. The register names the project on a share of contracts, and where that name is one tower's, the contract is the tower's. A tower is listed on ten or more such contracts in the twelve months to 20 Sept 2026, a layout on five or more; the figure is the median annual rent, new leases and renewals together, and the "new leases" column says what share were new. Nothing here is an asking rent or an estimate.

Why is a building I know in Meydan not listed?

Three reasons. The Ejari feed carries no building field and names the project on only a share of contracts — 47% of the year's contracts under the DLD areas Al Merkadh and Nad Al Shiba First name one of these towers; a tower whose contracts were filed without its name has nothing to rank on. Some names cover several towers at once (Sobha Hartland – The Crest, Sobha Creek Vistas and The Polo Residence), and those contracts stay in the district's figures rather than be guessed to one tower. And a tower with fewer than ten named contracts in the year is below the floor this page prints at; its own page shows the district's figures under the district's name until it clears it.

The Meydan area guide is the page above this one — the district in numbers, what it is like to live in, and who to ask. What is to let now is at property for rent in Meydan — today in Azizi Riviera 3 and Grand Views, and what is for sale at property for sale in Meydan. The same league for JVC, Business Bay, Dubai Sports City, DSO, Liwan, Arjan and Dubai Marina. Letting a home here? The property management page reads the same register for what a manager is worth by area, and the tenancy contract and Ejari explain the form every one of these contracts was written on.
