The guide
The Villa is a community of large Spanish-styled villas on the Dubailand side of the city near Silicon Oasis and the academic district, built by a private developer on generous plots, and one of the quietest and most spacious of the inland villa communities. Its houses are bigger than the Ranches' and cheaper, and its owners tend to stay.
The community lies off the Dubai to Al Ain road with Silicon Oasis and Academic City on one side, Al Barari and Falcon City nearby and Downtown a short run. Its neighbourhoods, named, are wide streets of villas on large plots around parks and a small centre, with the districts around it supplying the schools and the shops.
Villas in the developer's Spanish-styled layouts, large, on plots generous by the city's standards, with gardens and pools; many have been extended or refitted by their owners. There are no apartments and no townhouses.
Families who want a very large villa with a garden and a pool at a price below the coast's, within a short run of Downtown, and who do not need a walkable centre. Owners who intend to live in what they buy, which most here do.
It suits people less well who want an apartment, a high street, or public transport.
The community's houses trade on their own record, neighbourhood by neighbourhood, and a buyer reads the plot and the house's condition as much as the layout; the register files a villa sold with its plot against the plot, and this page reads those sales correctly. There is no off-plan here. For tenants, the official index caps a renewal while a new lease follows the market.
