Renting in Dubai
Rent is quoted per year and paid in cheques — one, two, four, sometimes twelve. Fewer cheques buys a lower rent, and the number is negotiable in a way the headline figure often is not. On top of the rent there is a security deposit, conventionally 5% of the annual rent for an unfurnished property and 10% furnished, refundable at the end, and an agency commission conventionally 5%, which carries 5% VAT — 5.25% of the annual rent all in.
Every tenancy has to be registered with Ejari, the Dubai Land Department’s contract registry. It is not paperwork for its own sake: you need the Ejari certificate to connect DEWA, to get a parking permit, to sponsor a family visa. Utilities are separate from the rent — DEWA for water and power, and in most towers a district-cooling account for the chilled water, which can carry a standing charge whether you use it or not.
A landlord cannot raise the rent at will. Increases are governed by the RERA rental index, which compares your rent against the market for similar properties in the same area and caps the rise accordingly, and any increase requires ninety days’ written notice before renewal. The same notice period applies if a landlord wants the property back. Disputes go to the Rental Dispute Centre, which is quick and used often.
Questions
One to four is the usual range, with twelve occasionally available on newer buildings and serviced stock. The fewer cheques you offer, the more room there is on the rent — a single-cheque tenant is often the reason a landlord accepts below the asking figure.
Ejari is the Dubai Land Department’s registry of tenancy contracts, and registration is mandatory. You need the certificate to open a DEWA account, apply for a parking permit, sponsor a family visa, or bring any dispute to the Rental Dispute Centre.
Conventionally 5% of the annual rent for an unfurnished property and 10% for a furnished one, held by the landlord and refundable at the end of the tenancy less the cost of any damage beyond fair wear.
Only within the limits of the RERA rental index, which sets the permitted increase by how far your current rent sits below the market rate for comparable properties in the same area, and only with ninety days’ written notice before the renewal date. An increase served late, or above the index, is not enforceable.
The tenant, conventionally 5% of the annual rent plus 5% VAT on the commission — 5.25% all in — paid once at the start of the tenancy. It is not usually charged again on renewal of the same contract.
Look slightly off the headline addresses, take an older building in a good community rather than a new one in a weaker location, and be ready to pay in fewer cheques. Renting away from the two peak moving seasons also helps, because the stock sits longer and landlords negotiate.
