The Dubai property market in July 2020

In July 2020 the Dubai Land Department registered 1,925 residential sales worth AED 3.1bn — 43% fewer than in July 2019, when it registered 3,349, and 46% less by value. Most were completed homes: 1,204, against 721 off-plan. A completed home changed hands at a median AED 1.00M, AED 728 a square foot — level with July 2019.

Where these numbers come from. Every figure on this page is drawn from the Dubai Land Department’s transaction register, read directly from the Dubai Data Exchange. It is what buyers actually paid, recorded at transfer — not asking prices, not valuations, not our own estimates. Mortgage registrations, gift transfers, rent-to-own contracts and developers’ own filings are all excluded; none of them is a price a buyer paid.
