The Dubai property market in November 2014

In November 2014 the Dubai Land Department registered 3,095 residential sales worth AED 6.1bn — 9% more than in November 2013, when it registered 2,831, and 9% more by value. Most were completed homes: 2,169, against 926 off-plan. A completed home changed hands at a median AED 1.27M, AED 966 a square foot — 9% less a foot than in November 2013.

Where these numbers come from. Every figure on this page is drawn from the Dubai Land Department’s transaction register, read directly from the Dubai Data Exchange. It is what buyers actually paid, recorded at transfer — not asking prices, not valuations, not our own estimates. Mortgage registrations, gift transfers, rent-to-own contracts and developers’ own filings are all excluded; none of them is a price a buyer paid.
