The Dubai property market in September 2013

In September 2013 the Dubai Land Department registered 4,344 residential sales worth AED 6.7bn — 136% more than in September 2012, when it registered 1,837, and 156% more by value. Most were completed homes: 3,403, against 941 off-plan. A completed home changed hands at a median AED 1.05M, AED 899 a square foot — 8% more a foot than in September 2012.

Where these numbers come from. Every figure on this page is drawn from the Dubai Land Department’s transaction register, read directly from the Dubai Data Exchange. It is what buyers actually paid, recorded at transfer — not asking prices, not valuations, not our own estimates. Mortgage registrations, gift transfers, rent-to-own contracts and developers’ own filings are all excluded; none of them is a price a buyer paid. Medians are used rather than averages so one unusual sale cannot move the number. Data through 30 Sept 2013.
