The area
Nad Al Sheba Gardens is Meraas's gated community of villas and townhouses in Nad Al Sheba, the quiet district behind the Meydan racecourse, about ten minutes from Downtown. It has been built in phases, so its earlier streets are already lived in while its newer ones are still going up, and every phase is planned around parks, pools and paths rather than roads.

On the doorstep

The community sits inside Nad Al Sheba, among the district's low Emirati neighbourhoods of large family villas, with Meydan and the racecourse next door and the cycle park a short ride away. It is private and gated, laid out as a series of phases along winding paths and landscaped lawns, with a central park, a lagoon-style water feature that runs between the houses, and smaller pocket parks that most homes look onto.
Houses, and nothing taller. The townhouses are three-bedroom homes in short terraces; the villas run from four to seven bedrooms, some semi-detached and some standing on their own plots. The phases were designed in different architectural styles and finishes, so the streets do not repeat one another, and the newer villas are built for privacy, screened from the street and opening onto their gardens and the parks behind them.
By car. The Al Ain road and Ras Al Khor Road take you to Downtown, Business Bay and the airport in short runs outside the rush hour, and Meydan Road leads to the racecourse and the communities beyond it. There is no Metro and no tram. Inside the gates the streets are quiet, and the running tracks and paths are made for walking and cycling between the parks.
Families who want a large, new house close to the centre, inside a gated community with its own parks and pools, without moving out to the desert suburbs. Buyers who want a home that is still new and built to a modern design, which most of Dubai's established villa communities cannot offer this close in. It suits people less well who want a walkable neighbourhood with a beach or a Metro station; it has neither.
