Ejari cancellation
Closing the record when a tenancy ends: who can cancel the registration, online or at a counter, what the department asks for and charges, the DEWA account and the deposit either side of it, and why the next tenant’s Ejari fails until it is done.

Every Dubai tenancy is registered on Ejari, and a property holds one active registration at a time. So when a tenancy ends, the registration has to be closed before anything on the unit can begin again: the next tenant cannot register theirs, and cannot open DEWA without it, until the old one is cancelled. That is the reason most people search for this, usually with a van booked. What follows is who can cancel an Ejari, the three routes (the Dubai REST app, the department's Ejari system, a trustee or typing centre), what the Land Department asks for and charges, the DEWA account and the deposit that sit either side of it, and how to tell it has actually been done. The department's own service card for cancelling a tenancy contract, checked in September 2026, is the source for the documents and the fee.
Who cancels it
The department admits either side. The tenant, or someone holding their power of attorney, can cancel an Ejari once the contract has expired and the home has been vacated; so can the landlord or their representative. That is the ordinary case: the term ran out, the keys went back, and whoever gets to it first closes the file. The exception is a contract that is still live. Cancelling a registration before its end date needs the owner's written cancellation request, because the registration follows the tenancy contract, and a contract ends early only by agreement or by a judgment. A tenant who has agreed an early exit should have that request signed on the day the keys are handed over, not chase it afterwards.
Where the home is managed by a licensed property management company, the manager cancels it through the department's Ejari system as part of the move-out, and neither party goes near a typing centre; the department reserves the counter route for homes that are not managed by a company. Convention sits on top of the regulation: it is usually the landlord or the agent who does it, because the landlord is the one who needs the unit clear for the next tenant. It is the tenant's interest all the same. An uncancelled Ejari is a tenancy you still appear to hold, and it surfaces later, when a visa file, a school form or a dispute reads the register.
The three routes
| Route | Who can use it | Fee | Time |
|---|---|---|---|
| Dubai REST app | An individual tenant or owner; both parties must be individuals and the owner's details in the system current | None | Not stated by the department; in practice inside a day |
| The department's Ejari system | Licensed property management companies, and owners with direct access to the system | None | The same |
| A real estate services trustee centre, the typing centre | Tenant or owner in person, for a home not managed by a company | AED 40 + VAT service partner fee | About 25 minutes at the counter, by the department's card |
Online means Dubai REST, the Land Department's own app: sign in with UAE Pass, open the contract under your Ejari services, and choose to cancel it; the registration's status changes once the department's side approves the request. The typing centre, a real estate services trustee in the department's language, does the same at a counter for a small fee, and is the route when the app will not let you, most often because the landlord is a company or the owner's record in the system is out of date. The Ejari system itself is for companies licensed to manage property and for owners who have been given direct access, which is how a managed building cancels a dozen registrations a month without anyone queuing.
What you need
- The unified tenancy contract: the original at a trustee centre, a copy through the app
- The applicant's Emirates ID
- A power of attorney if you are acting for the tenant or the owner, a Dubai-issued one by its number and one from another emirate attached
- The owner's written cancellation request, if the contract has not yet expired
That is the department's list, and it is shorter than the one people carry. A DEWA final bill is not on it, and nor is the landlord's title deed, which the system holds against the property already. Where a centre asks for more, that is the centre's practice rather than the department's requirement, and worth a phone call before you queue.
What it costs
Nothing, through the app or the system: the department charges no fee for a cancellation. At a trustee centre the service partner fee is AED 40 plus VAT, a little over forty dirhams, against the AED 220 a registration costs at the same counter. Both figures are the department's, checked in September 2026; the centre's fee is the one that could move, and a centre that quotes a great deal more is charging for something other than the cancellation.
DEWA and the deposit
The cancellation does not need the DEWA account closed, but the move-out around it does, and this is where the week goes wrong. Three things wait on each other. The first is the DEWA move-out, which people search as the DEWA cancellation: the tenant requests it in the app with the leaving date, DEWA takes a final reading and issues a final bill, and the AED 2,000 or AED 4,000 deposit comes back once it is paid. An account left open, or a final bill left unpaid, stops the next account being opened on the same premise number, so the landlord has a direct interest in seeing it closed. The second is the security deposit: the tenancy law lets the landlord hold it against what the inspection finds and requires it back at the end, and convention is that the landlord waits for the final inspection and the DEWA final bill before releasing it, then returns it within a few weeks. The third is the cancellation itself, which is filed once the keys are back.
The order that works: give notice in writing, by the date and in the way the contract says; agree the inspection and any deductions; request the DEWA move-out for the day you leave; hand over the keys and the access cards; the cancellation is filed the same day; the deposit follows. Each step waits on the one before it, which is why a move-out that starts the week the contract ends usually runs a week late.
Why the next tenant is waiting on it
Because the registry holds one active Ejari per unit, and everything a new tenant has to do starts from theirs. Their registration is refused while the old one stands; DEWA will not open an account without their registration; the movers, the internet and the school form all follow DEWA. When a new registration fails, the reason is almost always the previous one, still active, and it is usually discovered at the DEWA counter with the van booked. A landlord who has let the home again has the same problem from the other side: the new lease exists on paper and nowhere else until the old record is closed.
So a landlord cancels it the day the keys come back, and a tenant moving in asks, before signing, whether the previous Ejari has been cancelled, and if the answer is vague, asks to see the cancellation. A rent that has just been agreed is the strongest position either of you will be in to insist on it.
Leaving before the contract ends
The registration follows the contract, so it cannot be cancelled early without the contract ending early: the landlord's written agreement, on the early-termination terms on the contract's additional page, conventionally a notice period and a penalty of two months' rent unless the contract says otherwise. With that in hand the cancellation is the same as any other, with the owner's written request as the extra document. Without it, the registration and the rent run to the end date, and a tenant who simply leaves is still the tenant of record. The other direction, a landlord who wants the home back at the end of the term, needs twelve months' notice with one of the reasons the law lists, and the cancellation follows the tenant out of the door.
Checking it is done
Ask for the cancellation confirmation when you leave, as you asked for the certificate when you arrived. A tenant can see their own contracts in Dubai REST, and a registration that still reads active weeks after you have left is a call to the landlord. If that goes nowhere, the department admits the tenant as the applicant on an expired contract, so a trustee centre with the contract and your Emirates ID closes it without anyone's permission. A landlord who finds the previous tenant's record still open has the same remedy, and a home whose old account and old registration are both closed on the day the keys change hands is a home the next tenant can move into the same week.

Questions people ask
Ejari cancellation, answered
How do I cancel an Ejari?
Through the Dubai REST app, where an individual tenant or owner signs in with UAE Pass, opens the contract and cancels it; through the department’s Ejari system if the home is run by a licensed property management company; or at a real estate services trustee centre, the typing centre, with the original contract and your Emirates ID. A contract that has not yet expired also needs the owner’s written cancellation request.
Who cancels the Ejari, the tenant or the landlord?
Either. The Land Department admits the tenant or the landlord, or someone holding their power of attorney, once the contract has expired and the home has been vacated. A live contract can be cancelled early only with the owner’s written request. In practice the landlord or the managing agent usually does it, because they need the unit clear for the next tenant.
How much does Ejari cancellation cost?
Nothing through the Dubai REST app or the Ejari system: the department charges no fee for a cancellation. At a trustee centre the service partner fee is AED 40 plus VAT, by the department’s card in September 2026, against the AED 220 a registration costs at the same counter.
Can I cancel Ejari online?
Yes, in the Dubai REST app, provided the tenant and the landlord are both individuals and the owner’s details in the system are up to date. Where the landlord is a company, or the home is managed by one, the cancellation goes through the department’s Ejari system; where the app will not let you, a trustee centre does it at the counter.
What documents do I need to cancel Ejari?
The unified tenancy contract (the original at a centre, a copy through the app), the applicant’s Emirates ID, a power of attorney if you are acting for the tenant or the owner, and the owner’s written cancellation request if the contract is still active. A DEWA final bill is not on the department’s list, though the move-out around the cancellation needs it.
Why can the new tenant not register Ejari?
Because a property holds one active Ejari at a time, and the previous tenant’s has not been cancelled. Until it is, the new registration is refused, DEWA will not open an account without it, and everything that follows DEWA waits. It is the commonest reason a registration fails. Ask whether the old Ejari has been cancelled before you sign, and ask to see it.
Can I cancel Ejari before the contract ends?
Only with the landlord’s agreement to end the tenancy early, on the early-termination terms the contract sets, conventionally a notice period and a penalty of two months’ rent unless it says otherwise. The registration follows the contract, so the contract has to end first, and the owner’s written cancellation request is the extra document.
Do I need to close DEWA before cancelling Ejari?
The department does not ask for the DEWA final bill to cancel the registration, but the move-out does: request the DEWA move-out for the day you leave, pay the final bill so the deposit comes back, and hand over the keys. The landlord conventionally releases the security deposit once the inspection is done and the final bill is paid, and an unpaid DEWA balance can stop the next account being opened on the same premise.
Regulation here is stated as regulation, and what the market merely does is marked as convention. Figures were checked in September 2026; the rest of the set is written the same way.
