How much do real estate agents make in Dubai?

Commission, not a salary — so the range is wide.A share of a share: your split of the agency’s fee, on every deal you close.

The short answer

Commission, not a salary — so the range is wide. Almost every Dubai agent is paid a share of the fee the agency earns on each deal they close. The fee is set by the deal: commonly 2% of the price on a resale, 5% of the year’s rent on a lease, and whatever the developer pays on off-plan. In McCone Properties’ worked example on the Land Department’s median resale of AED 1,456,000, a 2% fee is AED 29,120, and an agent on a 50% split takes AED 14,560; on the median new lease, AED 1,825. At McCone the split is 50–70%, paid daily. Across the McCone Properties team the average agent earned AED 410,000 in commission in 2025, tax free; a first year can start as low as about AED 50,000 while a pipeline is built, and our top earner took AED 10.5M.

What would your year look like?

Pick the kind of deal you would do most, how many a month, and what one is worth. The year is your share of the agency’s fee, before your own costs.

Commonly 2% of the price from each side the agency acts for. Paid when the deal transfers at the trustee’s office.

The McCone team’s average in 2025: AED 410,000

AED 1,456,000 × 2% fee = AED 29,120 to the agency · × 50% = AED 14,560 to you, a deal · × 1 sale a month × 12

Deal values start at the register’s medians over the twelve months to 16 Oct 2026: AED 1,456,000 across 43,247 resales, AED 1,360,700 across 112,140 off-plan sales, and AED 73,000 a year across 230,781 new leases. The fees are the market’s conventions, not law, and an off-plan fee is the developer’s to set. Real years mix all three, and a sale where the agency acts for both sides earns two fees.

Questions

Common questions

What is the commission split for real estate agents in Dubai?

There is no rule: the split is agreed between the agent and the brokerage, as a share of the fee the agency collects. Commission-only agencies commonly pay half of it or more; agencies that pay a basic salary pay a smaller share, so the agents who sell earn less overall. What moves the real figure is who finds the clients — a high split on deals you have to find yourself can pay less than a lower one on leads the agency hands you. At McCone Properties it is 50–70% of every fee, paid daily, with no salary, no draw and no cap.

How long does it take a new agent to start earning in Dubai?

The first month goes on training and the RERA licence. Months two and three are the hard ones: learning a patch, building a pipeline and closing the first deals. A lease can close in days and is paid when the tenancy is signed; a resale is paid when it transfers at the trustee’s office, often a month or more after the offer. That gap is why we tell every candidate to arrive with around six months of savings — most agents reach a stable income within their first few months.

Which brokerage is best for a new real estate agent in Dubai?

The one that sets a new agent up to close, which you can check before you sign. It pays for the RERA course, the licence and the visa itself, not out of your first commissions. It hands you leads rather than asking you to buy them. It trains you before you meet a client. It says its split in writing, says when it pays — daily, monthly or at transfer — and charges no desk fee. And it is licensed: every brokerage and broker is on the Land Department’s public registers. An agency that asks you to fund your own licence before you are employed is the one to walk away from.

Do real estate agents pay tax on commission in Dubai?

Not in the UAE, which has no personal income tax: an agent employed by a brokerage keeps the commission they are paid. VAT is charged on the agency’s fee to the client and corporate tax falls on the company, not on the agent. Whether your home country taxes you is a separate question — US citizens, for instance, are taxed by the US wherever they live.

The licence, the visa, the exam and the order they happen in are on how to become a real estate agent in Dubai.
