Conveyancer

About the Role

We are looking for a Conveyancer or someone who has Real Estate experience and is willing to learn and who is already in Dubai, to join our Conveyancing team at Alpha Blue Conveyancing. 

As the Conveyancer, you will be responsible for overseeing the entire property transfer process, ensuring all legal, regulatory, and procedural requirements are met efficiently. This role demands a high level of precision in preparing and managing documents, appointments, and clearances related to property transactions, ensuring all stakeholders involved are kept up to date of every step of the process.

Key Responsibilities

• Prepare all necessary documents for the property transfer, ensuring accuracy and compliance with the Dubai Land Department (DLD) regulations
• Coordinate property transfer processes with the Dubai Land Department Trustee Office, including reservation and preparation for appointments
• Liaise with the client's mortgage provider to gather all required documentation and information regarding the property, buyer, and seller, as applicable
• Ensure all transactions comply with developer requirements for obtaining No Objection Certificates (NOCs) and facilitate the acquisition of NOCs for property sales
• Verify details on cheques and manage the collection, possession, and trustee services of security cheques
• Calculate and manage service charge/community fee transactions with the Owners Association, including clearance and collection of new fees
• Coordinate with banks to obtain liability letters for mortgages and manage the certification process for Powers of Attorney, as needed
• Provide comprehensive support for property transfers, including managing all aspects of the process within the Dubai Land ecosystem

Requirements

• Experience: preferred 2-3 years in Dubai, within the Real Estate Industry
• Strong understanding of the legal and regulatory framework governing property transactions in Dubai
• Excellent organizational, coordination, and communication skills
• Ability to manage multiple tasks efficiently and meet deadlines
• Knowledge of the Dubai Land Department Trustee Office procedures and requirements
• Proficiency in managing financial transactions related to property transfers
• Team Player: Proven record working with a team 
• Organisational and Communication Skills: Excellent track record of organisational, coordination, and communication skills to ensure smooth transfers
• Attention to Detail: Detail-oriented with a commitment to accuracy and compliance.
• Must have a UAE drivers licence
• Location: Must be currently based in Dubai (if you are not based in Dubai, you will be automatically declined)
